1. I would make sure when they seed your new lawn that they use only Turf Type Tall Fescue grass seed.

Do not let them use a "Contractor's Blend" as there is all kinds of other seeds you do not want in your new lawn!

2. Make sure that they have a god 5-6" of topsoil on the lawn and anywhere around your home you want plants to live.

3. Pass on the Home Builder doing your landscape and save that money till you can afford to do it right the first time.

Why you may ask. They will plant the shrubs to close to the house and they use all the same shrubs at each home. Have Grosh’s Lawn Service design and plant your landscape that meets your taste and desires.

4. On the sidewalk to your front door make sure that there is enough room between house/porch and sidewalk for shrubs to live. I would push the sidewalk out away from the house to have a nice landscape bed for you to enjoy. Bump the sidewalk out some and allow for an area that will let the flowers and shrubs reach their full potential!

They do not leave but a 4' wide area and with overhang of roof this is not enough area for a great growing area for any plant.

5. They will only seed the areas that was disturbed so the lawns will not match.

The new lawn will require 1” of water a week and the better you water, the faster the roots will sink down into the soil before cold weather sets in.
